David Heath

David serves as Partner at Incentivest Capital, LLC and is responsible for the strategic vision of the company, investment sourcing, and investor capital raising. David has more than 35 years of experience in real estate, which includes personal investments, capital structure, finance, acquisition, asset management and real estate valuation. Prior to co-founding Incentivest, David was Co-Founder of Paravest Capital, LLC. During his eight (8) year tenure, he served as a Co-Managing Principal and was responsible for the strategic vision of the company, investment sourcing, investor capital raising and asset management oversight. In addition to the above, David was responsible for all underwriting, partnership negotiations, closing acquisitions, asset management oversight, and distributions, as well as the overall day-to-day financial operations of the firm. During his tenure, the company placed approximately $161MM in 25 LP investments. Thirteen (13) of these investments have since been sold resulting in a net IRR to investors of approximately 18.56% and a net multiple of approximately 1.70x over a 3.22-year average hold period. Prior to Paravest, David was a partner at Phoenix Capital Partners, a private equity real estate investment company in Dallas, Texas. During his 15-year tenure, he served as its Chief Financial Officer and was responsible for closing approximately 150 acquisitions, underwriting and partnership negotiations, as well as the overall day-to-day financial operations of the firm. Prior to joining Phoenix, David was a commercial real estate appraiser for nine years. David graduated from Baylor University with a Bachelor of Business Administration degree in Real Estate. Mr. Heath has held the Appraisal Institutes MAI designation, a State of Texas appraisal license and a State of Texas real estate license.
